Sustainable housing
Creating sustainable and affordable housing for the people of Newham and beyond.
High quality housing
Newham remains one of the most deprived areas of London. Part of the docks redevelopment is to uplift living standards across the whole borough by providing better affordable housing.
On the roof there will be a publicly accessible roof terrace where people can sit or have barbeques.

A then higher level will have either green roofs for public open space or solar panels to generate power for the site. This again will be accessible to the residents at any time.

All buildings will have a mixture of unit sizes and tenure. This will support interactions between all groups of people building social links.
The building will have several doors on the ground floor to allow for a active frontage. All sides will also have windows to give the areas "eyes on the street".

The ground floor will have a higher ceiling to allow it to be used for office, commercial or other public use. The example building is design to have a doctor's surgery and chemist on the ground floor.
The new buildings should reflect the heritage of the site. The example building is designed to resemble the ships which once passed through the dock.

All dwellings will have large triple glazed windows to maximise natural light but also minimise the aircraft noise created by the nearby airport.

Buildings further away from the waterfront (including this one) will be taller to give residents waterfront views but also for safety around low flying aircraft.
Affordable living for Newham
Hitting our design objectives:
Provide mixed tenure and sustainable housing for the community - of which at least 50% will be affordable in line with Newham Mayor's manifesto
