How does it apply to the new masterplan?

Secondary industry employment hub

Unique workspaces have been provided for this industry to flourish in, some of which are in the form of ex shipment container stacks in Trinity Buoy Wharf. This could be used in the western employment zone to provide space for the creative arts and manufacturing industry at a low rent

Good mixture of employment types

There is a total of 40,000 sq ft of new innovative and sustainable working spaces all with low rents, with a mixture of offices, workshops, and other studios at Trinity Buoy Wharf. This good mixture of different types of employment will benefit the Royal Docks by employing the community and also bringing in commuters. Also, if the use of office space is low post-covid it provides alternative uses for the space.

Creating a community

The mixture of employment uses combined with community activities has created a strong sense of place with a thriving community. This could be repeated at the Royal Albert Docks with a good mixture of employment and strong activities put on by the community centre and the library.

Meanwhile Uses

Currently the Royal Albert Docks suffer from a lack of vitality due to close to zero activations happening on the site. Before the site becomes a vibrant waterfront city, the empty space could be used more efficiently.

Low rents to social enterprises

Supporting small businesses with a common goal by offering low rent space could help bring in more people or simply increase activations before the site is complete.
